5.2 Mixed-Use Areas
Intent: Concentrate shops, services and new homes along Alder Street, close to transit, while stepping down toward the neighbourhood behind it.
5.2.1 Support mixed-use buildings with commercial uses at grade and residential uses above along Alder Street.
5.2.2 Consider buildings up to six storeys where the development provides secured rental housing4 and meets the Alder Street Design Guidelines.
Ask about this5.2.3 Step upper storeys back from the lane to limit shadowing on adjacent rear yards:
- above the fourth storey, at least 3.0 m from the rear property line;
- above the fifth storey, at least 6.0 m.
5.2.4 Encourage active frontages, with building entries at least every 15 m.
